Which Type of Concrete Foundation is Right for You?

Apr. 26th 2016

We’ve discussed concrete foundations before on our blog and this won’t be the last time. Foundations are what make a house, or any other building for that matter, last. Without a firm foundation you can’t expect your structure to endure. There are three basic types of concrete foundations to choose from when you are building any kind of structure:

  • Slab-on-grade Foundation
  • T-Shaped Foundation
  • Frost Protected

Each of these variations has its strengths and it really depends on what the purpose of your foundation is as to which one you should use.

A slab-on-ground foundation is a single layer of concrete that is poured several inches thick. It typically is poured on a layer of crushed gravel and the edges are usually thicker than the interior of the slab.

A very typical foundation is the T-shaped foundation, which consists of a footing that is placed lower than the frost line. The walls are then poured on top of the footing, which is wider than the walls.

One other option is a frost-protected foundation, which only works with a heated structure. It uses two sheets of rigid insulation to prevent the foundation from freezing. The insulation holds the heat from the structure and keeps it under the footings, which keeps the heat located at the edge of the slab.

At Direct Finish Construction we know concrete foundations and we’ll make sure you get the right type for your needs. Just give us a call for an estimate at 360-690-5616, or contact us online.

Need Your Investment Property Renovated?

Apr. 12th 2016

A lot of people around the Portland and Vancouver areas have found investment properties to be a good source of secondary income. In fact, some people own enough rental homes for that to be their primary source of income. Whatever the case, when you are looking for property to use as an investment, either to rent or to sell, you will often have to do some renovation. Of course, renovations can be costly so in order to get the best return on your investment it’s a good idea to keep those renovation costs down.

The problem is how do you know where to draw the line? Should you go all out and do the best remodel possible, or should you go the other route and spend just enough to get the property saleable or ready for rent? The best answer probably lies somewhere in between. In other words, if you are going to perk up an investment property, keep your sights in the middle.

First of all, you are not going to live in the house, so it doesn’t need to have all the perks and amenities that you would want for your own home. You are just trying to get the best return on your investment as possible. Of course, you can’t go too cheap, either, or you will have a harder time finding a buyer.

At Direct Finish Construction, we have worked on dozens of investment properties to get them ready to rent or sell. We’ve done all kinds of jobs with all kinds levels of amenities. If you need help with your latest investment property, Direct Finish can help you get the most out of your investment. Just give us a call at 360-690-5616 or click here.
